Greater Harrisburg Area Shows Signs of Stabilizing, But Inventory Remains Tight
HARRISBURG, PA – April 10, 2025 – The Greater Harrisburg Association of REALTORS® (GHAR) has released its March 2025 housing market data for Cumberland, Dauphin, and Perry counties. The latest figures show signs of stabilizing inventory—particularly in Cumberland County.
Although some areas experienced declines in year-over-year closed sales and prices, median prices remained relatively steady in March, with slight variations across the three counties. Pending sales activity increased in both Dauphin and Perry counties, offering a snapshot of continued buyer engagement.
“While inventory remains tight across our region, March brought a welcome boost in activity,” said 2025 GHAR President Jimmy Koury. “Buyer activity is picking up, especially in Dauphin County, and both Cumberland and Perry counties are holding steady despite some economic headwinds. Momentum is building, and we expect a busy spring market in Central PA.”
Cumberland County
- New Listings: 287 (up 63.1% from February; up 4.4% from March 2024)
- Active Inventory: 408 (highest in over a year)
- Closed Sales: 179 (down 16% year-over-year)
- Median Sold Price: $322,250 (virtually unchanged from March 2024)
- Pending Sales: 253 (down 6.6% year-over-year)
Dauphin County
- New Listings: 259 (down 12.5% from March 2024)
- Active Inventory: 300 (down slightly year-over-year)
- Closed Sales: 237 (up 4.9% from March 2024)
- Median Sold Price: $240,000 (down 2% year-over year)
- Pending Sales: 316 (up 6% from March 2024)
Perry County
- New Listings: 31 (down 8.8% from March 2024)
- Active Inventory: 44 (down from 50 year-over-year)
- Closed Sales: 19 (down 32.1% year-over-year)
- Median Sold Price: $234,500 (down 4.3% from March 2024)
- Pending Sales: 38 (up 8.6% year-over-year)
