Central Pennsylvania Housing Market Shows Broad Momentum in March
HARRISBURG, PA – April 10, 2026 – The housing market across Cumberland, Dauphin, and Perry counties demonstrated significant activity in March 2026, with new listings surging across all three counties as sellers entered the spring market in force. Data reveals a landscape of rising inventory, sustained buyer demand, and continued home price appreciation, offering promising signals for both buyers and sellers heading into the peak spring season.
One of the most notable trends this March was the increase in new listings across all three counties, suggesting sellers are gaining confidence and entering the market in greater numbers than a year ago.
- Perry County led the region with new listings up 32.3% year-over-year.
- Dauphin County followed closely with a 29.7% increase in new listings.
- Cumberland County posted a solid 10.5% rise in new listings.
Active inventory expanded in all three counties as well, with Dauphin County seeing the most pronounced jump — from 300 active listings in March 2025 to 436 this March, a 45% increase.
