Greater Harrisburg Housing Market Sees Rising Inventory and Steady Prices in August
HARRISBURG, PA – September 10, 2025 – The Greater Harrisburg Association of REALTORS® (GHAR) reports that August data showed both challenges and opportunities across the region’s housing market. While closed sales were down year-over-year in Cumberland, Dauphin, and Perry counties, buyers benefited from a steady rise in new listings and active inventory compared to August 2024.
“The Greater Harrisburg housing market continues to demonstrate resilience despite slower sales activity in August. While closed transactions across our region declined compared to last year, we continue to see steady gains in home values,” says 2025 GHAR President Jimmy Koury. “Real estate is always local, and while we are still seeing multiple-offer situations in certain price points and communities, other markets have stabilized and are giving buyers more options. Inventory levels are improving, and demand remains healthy as we head into the fall, underscoring the strength and stability of our region.”

- New Listings: 329 (up 0.3% from August 2024)
- Active Inventory: 495 (up from 429 in August 2024)
- Closed Sales: 242 (down 21.7% from August 2024)
- Median Sold Price: $278,000 (up 3% from August 2024)
- Pending Sales: 296 (down 5.4% from August 2024)
- Average Days on Market: 21 (up from 20 in August 2024)
Perry County
- New Listings: 47 (up 30.6% from August 2024)
- Active Inventory: 93 (up from 54 in August 2024)
- Closed Sales: 36 (down 23.4% from August 2024)
- Median Sold Price: $255,000 (down 15% from August 2024)
