February Market Shows Higher Inventory and Mixed Price Trends Across Greater Harrisburg
HARRISBURG, PA – March 10, 2026 – February’s housing numbers show a market with more homes coming on the market and inventory levels higher than this time last year. This early-season supply bump offers relief for buyers who faced limited options in recent years and signals that sellers are feeling more confident heading into spring.
At the same time, homes are taking slightly longer to sell, and prices are moving in different directions by county—rising in Dauphin and Perry, decreasing slightly in Cumberland. Overall, February’s data suggests a region gradually shifting toward a more balanced environment, giving buyers more choices while still providing solid opportunities for sellers.
“We’re encouraged to see more sellers stepping into the market as we head toward spring,” said Tracee Carter, 2026 President of the Greater Harrisburg Association of REALTORS®. “Buyers have been waiting for more options, and February’s numbers show that inventory is finally starting to loosen. Even with homes spending a bit more time on the market, demand across our region remains steady, and both buyers and sellers are positioned to benefit from a more balanced season ahead.”
