Greater Harrisburg Housing Market Shows Mixed Activity to Start 2026
HARRISBURG, PA – February 10, 2026 – The Greater Harrisburg Association of REALTORS® reports mixed housing market conditions across Cumberland, Dauphin, and Perry counties to start 2026. While inventory levels continued to increase in several areas, sales activity and pricing trends varied by county, reflecting a market that remains locally driven. Slightly longer marketing times and shifting price points signal a continued period of adjustment across the region.

- New Listings: 185 (down 17% from January 2025)
- Active Listings: 400 (up from 357 in January 2025)
- Closed Sales: 180 (down 17.4% from January 2025)
- Median Sold Price: $252,000 (up 2.7% from January 2025)
- Pending Sales: 225 (down 3.4% from January 2025)
- Average Days on Market: 36 (up from 35 in January 2025)
Perry County
- New Listings: 35 (up 9.4% from January 2025)
- Active Listings: 57 (up from 56 in January 2025)
- Closed Sales: 29 (up 61.1% from January 2025)
