Greater Harrisburg Housing Market Update: Inventory Up, Sales Trends Diverge
HARRISBURG, PA – October 10, 2025 – September housing data from the Greater Harrisburg Association of REALTORS® (GHAR) reveal a dynamic market across Cumberland, Dauphin, and Perry counties. Compared to August, the region experienced a notable rise in active inventory and pending sales, offering buyers more choices heading into fall. Yet, each county told a different story: Cumberland County posted steady growth, Dauphin County saw price gains despite fewer closings, and Perry County recorded heightened buyer activity alongside softening prices.
“Across the Greater Harrisburg area, we’re seeing a more balanced market emerge. Homes are still selling at healthy prices, but buyers now have more breathing room as inventory improves,” says 2025 GHAR President Jimmy Koury. “It’s a welcome adjustment for many buyers, while sellers continue to benefit from strong local demand and stable values.”
Cumberland County
- New Listings: 333 (up 13.7% from September 2024)
- Active Inventory: 549 (up from 471 in September 2024)
- Closed Sales: 281 (Up 15.6% from September 2024)
- Median Sold Price: $320,000 (up 3.2% from September 2024)
- Pending Sales: 278 (up 1.1% from September 2024)
- Average Days on Market: 24 (down from 25 September 2024)
Dauphin County
- New Listings: 335 (up 18% from September 2024)
- Active Inventory: 546 (up from 444 in September 2024)
- Closed Sales: 266 (down 9.2% from September 2024)
- Median Sold Price: $289,000 (up 10.7% from September 2024)
- Pending Sales: 301 (up 11.5% from September 2024)
- Average Days on Market: 22 (down from 23 in September 2024)
Perry County
- New Listings: 42 (down 4.5% from September 2024)
- Active Inventory: 85 (up from 65 in September 2024)
- Closed Sales: 34 (up 21.4% from September 2024)
- Median Sold Price: $244,500 (down 5% from September 2024)
- Pending Sales: 43 (up 43.3% from September 2024)
- Average Days on Market: 33 (up from 29 in September 2024)
