Market Heats Up as Inventory Climbs in Greater Harrisburg Region
HARRISBURG, PA – June 10, 2025 – The Greater Harrisburg Association of REALTORS® (GHAR) has released its May 2025 housing market report for Cumberland, Dauphin, and Perry counties, revealing signs of a heating market.
Active inventory across all three counties reached a five-year high in May, providing buyers with more options. While pending sales were mixed, the overall pace of activity and buyer engagement remained strong, setting the stage for what could be a busy summer in the real estate market.
“As the market heats up, we’re seeing encouraging signs across the Greater Harrisburg region. Inventory is slowly climbing, giving buyers more options, while homes that are priced right continue to move quickly, especially in Cumberland and Dauphin Counties,” says 2025 GHAR President Jimmy Koury. “Despite some year-over-year variability, demand remains strong. We expect continued activity heading into the heart of the season.”
Cumberland County
- New Listings: 333 (up 3.1% from April; down 4.9% from May 2024)
- Active Inventory: 457 (highest in 5-year May average)
- Closed Sales: 273 (down 0.7% from May 2024)
- Median Sold Price: $324,900 (up 3.2% from May 2024)
- Pending Sales: 302 (up 3.1% year-over-year)
Dauphin County
- New Listings: 346 (up 0.6% from April; down 3.6% from May 2024)
- Active Inventory: 384 (highest in 5-year May average)
- Closed Sales: 290 (down 3.3% from May 2024)
- Median Sold Price: $250,000 (down 5.7% from May 2024)
- Pending Sales: 346 (up 7.1% from May 2024)
Perry County
- New Listings: 43 (down 4.4% from April; down 2.3% from May 2024)
- Active Inventory: 66 (highest in 5-year May average)
- Closed Sales: 35 (up 6.1% from May 2024)
- Median Sold Price: $257,500 (down 9.6% from May 2024)
- Pending Sales: 35 (down 20.5% from May 2024)
