Spring Market Activity Builds as Inventory Reaches Five-Year High in Greater Harrisburg Region
HARRISBURG, PA – May 12, 2025 – The Greater Harrisburg Association of REALTORS® (GHAR) has released its April 2025 housing market data for Cumberland, Dauphin, and Perry counties. The latest data indicates a seasonal upswing in listings and inventory, with active inventory reaching its highest April level in five years across all three counties.
Increased seller activity and rising home prices suggest continued buyer demand, even as pending sales show slight year-over-year declines.
“April’s numbers confirm what we’re feeling in the trenches—Central PA’s real estate market is gaining steam,” said Jimmy Koury, 2025 GHAR President. “Median prices climbed in all three of GHAR’s counties, with Dauphin and Perry seeing especially strong gains—15% and 33%, respectively. Homes throughout the region continue to sell quickly, a clear sign of healthy demand. As inventory grows, we expect a strong summer season fueled by renewed seller activity and steady buyer demand.”
Cumberland County
- New Listings: 323 (up 12.5% from March; up 2.5% from April 2024)
- Active Inventory: 437 (highest in 5-year April average)
- Closed Sales: 205 (down 9.7% from April 2024)
- Median Sold Price: $315,000 (up 9.5% from April 2024)
- Pending Sales: 288 (down 3.7% year-over-year)
Dauphin County
- New Listings: 344 (up 32.8% from March; up 6.5% from April 2024)
- Active Inventory: 377 (highest in 5-year April average)
- Closed Sales: 253 (up 11.5% from April 2024)
- Median Sold Price: $264,261 (up 14.9% from April 2024)
- Pending Sales: 297 (down 11.3% from April 2024)
Perry County
- New Listings: 45 (up 45.2% from March; up 21.6% from April 2024)
- Active Inventory: 56 (highest in 5-year April average)
- Closed Sales: 34 (down 2.9% from April 2024)
- Median Sold Price: $292,450 (up 32.9% from April 2024)
- Pending Sales: 35 (down 12.5% from April 2024)
