Greater Harrisburg Housing Market Stays Resilient as Spring Season Winds Down
HARRISBURG, PA – June 10, 2026 – The housing market across Cumberland, Dauphin, and Perry counties remained active in May, with home prices continuing their upward trajectory across the region even as closed sales pulled back modestly from last year’s pace. Pending sales surged across all three counties while active inventory stayed elevated, offering buyers more choices than they have seen in several years.
Across the GHAR coverage area, the median sold price for May 2026 reached $305,000, up from $290,000 in May 2025, and total closed sales came in at 561 compared to 599 a year ago. Despite the year-over-year dip in volume, buyer demand, as measured by new pending’s, climbed sharply, suggesting a healthy pipeline heading into summer.
- Cumberland County closed sales dipped 5.1% year-over-year to 259, yet new pending sales jumped 17.2% to 354. This was the strongest pending activity in the county this spring and active listings of 454 remain right at the five-year May average.
- Dauphin County saw its median sold price rise a notable of 18.0% year-over-year to $295,000, the largest price gain among the three counties. Active listings climbed to 467, which is a five-year May high, even as closed sales were down 9.3% from May 2025.
- Perry County stood out with a 25.2% year-over-year jump in median sold price to $322,500, and new pending sales surged 37.1%. This was by far the largest gain in the region. Average days on market improved to 23 days, down from 28 in May 2025, reflecting brisk demand in this smaller market.
